The prompt

Build an interactive single-page land deal calculator Artifact. I flip vacant land and sometimes sell with owner financing.

Inputs (editable, with sensible defaults I can change):
- Estimated market value (from my comps)
- My target offer % of market value (default 25-35% for rural land; let me set it)
- Closing costs, title, doc prep, recording (flat $ or %)
- Back taxes / liens, survey, marketing, holding cost per month and months held
- Exit A, cash sale: sale price, agent/marketing fees
- Exit B, seller finance: sale price, down payment, interest rate, term in months, servicing fee per month

Outputs:
1. Max offer price to hit my target profit [e.g. $10,000] or ROI [e.g. 100%] on cash exit.
2. Cash exit: net profit, ROI, annualized ROI given months held.
3. Seller-finance exit: monthly payment, total collected, profit, months to recoup my cash, and IRR estimate. Show the amortization table in a collapsible section.
4. A green/yellow/red flag based on my thresholds.
5. A "save deal" list so I can compare several parcels side by side, plus CSV export.

Show formulas or a "how this is calculated" note under each output. Label everything as an estimate, not financial advice.

Seller finance: $29,900, $2,000 down, 9.9% for 84 mo → $460/mo · cash recouped month 17 · 🟢
Saved deals: Parcel A 🟢 · Parcel B 🟡 · Parcel C 🔴
